Jackfruit Hill Guesthouse is managed by a full-time resident owner who lives on site and is deeply connected to the land and community. We’re always available for questions at any time before or during your stay—whether you need local tips, have a concern, or just want to be sure you’re comfortable. While we respect guests’ privacy, we’re nearby if you need anything and want your time here to feel relaxed, supported, and truly welcoming.

Yes—there is a property manager on site in a separate, adjacent cottage. They’re available if you have questions, need assistance, or would like local recommendations, but are equally happy to be completely hands-off and respect your total privacy—your stay can be as supported or as independent as you prefer!

Cancellations made 7 or more days prior to arrival receive a full refund. Cancellations made less than 7 full days before arrival receive a 50% refund. Cancellations made within 24 hours of arrival forfeit the entire booking amount. All cancellations are subject to a non-refundable 3% payment processing fee.

Unlike many homes in the area, this property is fully on-grid for both electricity and water, so you can enjoy your stay without worrying about usage limits or annoying “please conserve” notes all over the house!

Our tap water comes from Hawaiʻi Island’s volcanic aquifer, naturally filtered through porous lava rock—a process that produces exceptionally clean, fresh-tasting water rich in naturally occurring minerals and widely regarded as some of the highest-quality drinking water in the world.

House rules simple and centered on comfort, respect, and safety for everyone. The home accommodates up to six guests, is quiet between 9:00 PM and 8:00 AM, and is intended for relaxed stays rather than parties or events. Smoking is permitted outdoors and on the screened lanai, parking is available for two vehicles, and while pets are not allowed, trained service animals are welcome with advance notice. The property is clothing-optional, offering a private, judgment-free environment. A complete list of house rules will be included in your welcome guestbook upon arrival to help ensure a smooth and enjoyable stay.

We operate as a legally registered vacation rental on Hawaiʻi Island and we’re fully compliant with all applicable state and local short-term rental laws and regulations. Our business is registered with the State of Hawaiʻi, and we hold a valid Transient Accommodations tax license (TA -070-441-1136-01), so you can book with confidence knowing everything is responsibly managed.

Pāhoa town—with grocery stores, cafés, restaurants, and shops—is just a short 5–10 minute drive, while some of Puna’s most loved beaches and ocean spots, including the Kehena area, are typically 15–25 minutes away. Hilo and its larger amenities (airport, major shopping, farmers markets, and medical services) are about 35–40 minutes by car, making this an ideal balance of seclusion and easy access to civilization. Public transportation is available but not recommended, as it can be inconvenient and time-consuming. The nearest bus stop is located at Pāhoa Elementary School (Stop ID: 970), approximately one mile from the property. The Hele-On public bus (Route 40) provides daily service between Hilo and Pāhoa, with buses running about once per hour in each direction. Travel time is typically 45–60 minutes. Service generally starts in the early morning and runs into the evening. We recommend checking the Hele-On website for the latest information timetables.

Uber and Lyft both operate on the Big Island, but service here is limited compared to large cities. Rides are generally available during daytime hours, though wait times can be longer and availability less predictable, especially at night. Pricing is similar to small mainland cities but can increase with distance or high demand. For important trips (like airport rides), scheduling in advance is recommended. Because drivers are relatively few and distances are large, renting a car is always the most reliable option for getting around.

No. Our home is an adults-only retreat and is not a good fit for children. The layout, furnishings, artwork, and overall atmosphere are created with adult guests in mind, and we don’t feel the property offers the type of accomodation or safety that families with children would find suitable. By welcoming adults only, we’re able to maintain a calm, quiet, and comfortable environment that many of our guests, as well as our host, specifically seek. We appreciate your understanding.

We want to be transparent and thoughtful about accessibility. Our home is a historic plantation-era property and, as such, it is not wheelchair accessible. Entry requires climbing stairs, there is no ramp, doorways are narrow, and the bathrooms do not include accessibility features such as grab bars or roll-in showers. We sincerely apologize if this creates limitations for some guests. We’re always happy to answer questions about the layout so you can decide whether the home will be a comfortable fit for your needs.

Yes! Puna is lush, tropical, and wonderfully different from the resort areas on the west side of the island. This side of Hawaiʻi is generally cooler and greener than Kona, with more frequent rain showers—especially in the winter months—though they’re often brief and followed by sunshine, and there’s still plenty to explore and enjoy even on wet days. With the rainforest setting comes natural wildlife: you’ll likely see geckos and insects, and at night you’ll hear the coqui frogs singing outside. For many guests, these sounds and textures become part of the experience—a reminder that you’re staying in a living, breathing environment that’s vibrant and very much alive.
