Rental Terms & Conditions
By completing a booking at Jackfruit Hill Guesthouse—whether through our website (jackfruithill.com) or a third-party platform such as Airbnb—you (the “Guest”) agree to the following Terms & Conditions. Please read them carefully before confirming your reservation
Booking & Payment
- A reservation is confirmed only upon receipt of payment (or authorization hold, for pending bookings) and host acceptance.
- The nightly rate pricing is outlined on the booking page. All applicable taxes (State + County General Excise Taxes and Transient Accommodations Taxes—approximately 18.5%) are included in the total price displayed at checkout.
- For direct website bookings, payment is processed securely via Stripe.
- For third-party bookings, payment will be handled through the third party’s platform.
- A card authorization hold may be placed at time of booking; it will only be charged once the host accepts the reservation within 7 days.
Cancellation & Payment
- Cancellations made 7 or more days before arrival: full refund.
- Cancellations made fewer than 7 full days before arrival: 50% refund.
- Cancellations within 24 hours of arrival: no refund.
- A non-refundable 3% payment processing fee applies to all cancellations.
- No refund is provided for early departures or unused nights, except at the host’s sole discretion in extenuating circumstances.
- Airbnb guests: Airbnb’s cancellation policy governs where it conflicts with the above.
Check-In & Check-Out
- Check-in: 2:00 PM.
- Check-out: 12:00 PM (Noon).
- Early check-in and late check-out may be requested but are not guaranteed. Please contact the host in advance.
- The property address is 15-3001 Mako Way, Pāhoa, HI 96778.
- Entry instructions will be provided upon confirmed booking.
Occupancy & House Rules
- The maximum length of stay is 14 nights.
- Maximum occupancy is 6 guests. Exceeding this limit is grounds for immediate termination of the stay without refund.
- No large parties or events are permitted on the property.
- Quiet hours are 9:00 PM to 8:00 AM. Please be respectful of neighbors.
- Smoking is permitted outdoors and on the screened lanai only. No smoking inside the home.
- No pets. Service animals (as defined by the ADA) are welcome with prior notification. Emotional support and therapy animals are not permitted.
- Overnight visitors beyond registered guests are the responsibility of the Guest.
- The manager’s cottage and garage are off-limits to guests at all times.
- The property is clothing-optional. Guests are expected to be respectful and considerate at all times.
Property Care & Liability
- Guests are responsible for any damage to the property, furnishings, or equipment caused during their stay beyond normal wear and tear. The host reserves the right to bill the Guest separately for documented damages.
- Jackfruit Hill Guesthouse and its host are not liable for injury, loss, or damage to Guest property during the stay.
- Guests assume all risk associated with use of the property, grounds, and any equipment provided.
Accessibility Disclosure
Jackfruit Hill Guesthouse is a historic plantation-era property. It is not wheelchair accessible. Entry requires climbing stairs; doorways are narrow; bathrooms do not include grab bars or roll-in showers. Please contact us with any questions prior to booking.
Natural Environment
Our property is located in Hawaiʻi’s lush Puna District. Guests acknowledge that the tropical environment may include geckos and occasional insects, which are a normal part of island life. The host takes pest prevention seriously and the home is regularly serviced. Please notify the host immediately of any insects with stingers (e.g., centipedes, wasps) or rodents.
Note: Coqui frogs are audible at night. Earplugs are recommended for light sleepers.
Governing Law
This agreement is governed by and construed in accordance with the laws of the State of Hawaiʻi. Any disputes arising from this agreement shall be subject to the exclusive jurisdiction of the courts of the State of Hawaiʻi.
Guest Acknowledgement
By checking the acknowledgment box at the time of booking, you confirm that you have read, understood, and agree to these Terms & Conditions. This agreement is binding on all guests staying at the property during your reservation.
